St. Casimir Church F&T Traps

Steve found two F&T traps way the heck out in the crawl space under the front of the church. These traps were installed really weird. They were set up in a manner that made them low points in the system. We figured they probably didn't work well any more. We were right! But we didn't expect to see so much backed up water as what came out. Literally gallons and gallons. And from both mains. We had reset the boiler to operate in vapor instead of in pounds so we took out the F&T traps and replaced them with loop seals. This way there is no restriction to returning condensate and also no moving parts. There were also a couple air vents that didn't work anymore. These had both failed closed. We drilled the holes bigger and retapped them. Then we put two Gorton #2 main vents on the ends of each main.
